Two ways to sell

Sell on the open market, or ask about marketing options

You get the same team and full service either way. Ask the team about privacy and timing options.

On the Market

Full Service Standard

Full ServiceListing

Broad exposure: your home on the MLS the day it lists

  • Listed on the MLS, which feeds the major home search sites
  • Open houses
  • Targeted ads on your home
  • Professional photography, aerial drone, and an interactive floor plan
What you pay forStaging. Optional, and the cost is yours. If you want it, we introduce you to a stager and help set it up. You contract with them directly and you pay them on their terms. If paying up front is a problem, we will push to get their fee deferred to closing. That is the stager’s call, not ours.1

Marketing Options

Ask the TeamFull service

If privacy or timing matters, ask the team about marketing options before you list

  • Ask about marketing options, including timing, open houses, and how photos are used
  • Showings by appointment
  • Any limit on marketing is your written choice, made after we explain what MLS rules require
  • Less marketing means fewer buyers see the home. We will explain that trade before you choose.
If privacy matters to you, the team walks through the options before anything is marketed.

Ask the team what fits your home.
Staging terms

Staging is optional.

Staging is your cost, all of it: any placement fee, and any monthly rental while the home is on the market. You contract directly with the stager, and what you owe them is set by their agreement, not by what your home sells for. If your proceeds do not cover it, you still owe the difference. Read their agreement before you sign it.

We are not paid anything by the stager. No fee, no rebate, no referral payment. We make the introduction and help set it up.

Payment timing is the stager’s call, and so is any interest or late charge. If paying up front is a problem, we will push on your behalf to defer their fee to closing, or to when the listing ends.

If anything here differs from the stager’s agreement, their agreement controls.

Seller questions

Is your commission negotiable?
Yes. All real estate commissions are negotiable and are not set by law. Everything is agreed in writing before your home goes anywhere.
What does limiting marketing cost me?
Exposure. Fewer buyers see the home, and that can mean fewer offers. We will show you what we think that trade costs in your market before you choose.
Do I have to stage?
No. Staging is optional and it is your cost.
Can I limit marketing at first and go to the open market later?
Yes, at your written direction. Going public later can trigger MLS submission requirements.

This form collects your name, email, phone, address, and notes. The team uses them to respond to your inquiry, evaluate your home, and contact you about the listing program. If you accept advertising cookies, they are also used for advertising measurement and remarketing by Google, and a hashed version of your email address and phone number is sent to Google Ads to measure which ads led to an inquiry. If you accept advertising cookies, Google Ads tags may use browsing information for cross-context behavioral advertising, which California law may treat as sharing. You can opt out with Your Privacy Choices or a Global Privacy Control signal. Inquiry information is kept as long as needed to respond to the inquiry and provide the requested services, and as required by real estate recordkeeping law (Business and Professions Code 10148).
